Tract 2 was a bit more cut up, but was also a flat 54-acre farm with Kennebec and Dockery-Quiver silt loam soils and a CSR2 of 90. This brought in a higher price per CSR2 at $254 and $20,900 per acre. Tract 3 of this auction was a 172.64-acre farm with cropland and recreational opportunities, selling for $14,000 per acre.

Tracts 1 (120 acres) and 2 (95 acres) were both located in levee districts with a low chance of flooding. Tract 3 (436.4 acres) had private levee protection with a slight risk of flooding and featured a headquarters building site. Tract 4 (40 acres) was not levee-protected and had the greatest risk of flooding. Tract 1 sold for $11,200 per acre, tract 2 for a whopping $20,000 per acre, tract 3 for $9,500 per acre, and tract 4 for $8,800 per acre.
