Prices ranged from $7,000 to $16,250 per acre. 01 of 05 20 acres in Grant County, Wisconsin Date: Jan. 17, 2024 Sale price: $16,250 Soil rating: 86.5 Two tracts of organic farmland five miles southwest of Cuba City, Wisconsin (northeast of Dubuque, Iowa), were sold in mid-January. The farms have been 100% USDA-certified organic since 2003 and use cover crops for soil health. Tract 1 consisted of 20 acres with a soil rating of 86.5 and sold for $16,250 per acre, totaling about $325,000. Tract 2 consisted of 153.3 acres, with 146.2 tillable, for $14,825 per acre for a total of about $2.3 million. 02 of 05 76.8 acres in O'Brien County, Iowa Date: Jan. 24, 2024 Sale price: $17,500 Corn Suitability Rating Index (CSR2): 94.6 Consisting of 72 cropland acres, the farm northeast of Sioux City was 94% tillable, with the balance of the tract consisting of a grass waterway and two older grain bins. On auction day, the tract sold for $17,500 per acre, or $195 per point, totaling nearly $1.3 million. This farm is located five miles southeast of Granville, Iowa. 03 of 05 77 acres in McLean County, Illinois Date: Jan. 18, 2024 Sale price: $16,000 Productivity index (PI): 136.6 Three tracts were brought to public auction in McLean County, Illinois (east of Peoria). Tracts 1 and 2 were located two miles northeast of Cooksville, Illinois, and Tract 3 was located four miles north of Towanda, Illinois. Tract 1 was 77.2 acres with a PI of 136.6 and sold for $16,000 per acre, for a total of about $1.2 million. Tract 2 was 78.6 acres with 73.3 tillable and sold for $13,300 per acre, for a total of about $1 million. Tract 3 was 35.7 acres with 24.1 tillable and the remaining in mature timber, selling for $16,300 per acre for a total of about $590,000. 04 of 05 163 acres in Pike County, Missouri Date: Jan. 7, 2024 Sale price: $15,400 Located in the Annada Valley near Elsberry, Missouri (northwest of St. Louis), 314 acres of Mississippi River bottom ground was sold at public auction in three tracts. Tract 1 was 106 acres, almost 100% tillable, and sold for $13,200 per acre for a total of about $1.4 million. Tract 2 was 163 acres, levied on three sides, and sold for $15,400 per acre for a total of about $2.5 million. Tract 3 was 45 acres, highly tillable, and sold for $13,800 per acre, totaling $621,000. All three tracts have paved road access. 05 of 05 2,580.6 acres in Jefferson County, Arkansas Date: Dec. 13, 2023 Sale price: $7,000 National Commodity Crop Productivity Index (NCCPI): 63.2 Located about 15 miles northeast of Pine Bluff, in southeast Arkansas, this property sold for $7,000 per acre for a total price of about $18 million. Over 90%, 2,382 acres, are considered irrigated, with 22 irrigation wells and a pivot. The property also includes buildings and grain bins. The remaining acres consist of wooded and CRP ground.
